You pay $100 for $100 of tokens — the price you see is the price you get. A small transaction fee (typically 0.5–1.5%, shown before you confirm) covers card, wire, Paystack, or USDC settlement. No hidden management fee is skimmed from your rent.
Tokens representing a fractional beneficial interest in a specific SPV that holds the underlying property title. Each token entitles you to a pro-rata share of monthly rental income and any capital appreciation on resale.

No. ISTRUCTURE is built for the diaspora and global investors. Complete a short KYC (ID + selfie), and you can buy from anywhere we're licensed to serve — pay in USD, NGN, GBP, EUR, or USDC.
Each token is a fractional beneficial interest in the SPV that holds the property's title. You own a share of the rental income and any appreciation on resale — recorded on-chain and enforceable off-chain.
Rent is collected by the SPV, converted to USD, and distributed pro-rata to token holders on the 5th of every month. Payouts land in your ISTRUCTURE wallet — withdraw to bank or crypto, or reinvest with one tap.
No — target yields (typically 8–14% APY) are projections based on signed leases and occupancy assumptions. Actual distributions depend on real occupancy, maintenance, and FX. Every property page shows the target and the historical variance.
The SPV maintains a reserve fund (typically 1–2 months of rent) to smooth distributions. If a property is materially underperforming, we disclose it on the property page and adjust the next distribution transparently.

For liquid properties, market makers stand ready to bid within a spread. For thinner books, you may need to widen your price or wait. You can also hold to the full property exit event, where the SPV sells the asset and distributes proceeds pro-rata.
